Water Heater Repair, Replacement, and Maintenance

Before installation, I verify local code requirements, combustion air, venting path, earthquake strapping, drain pan placement, T&P discharge routing, and expansion control. I also check gas sizing, shutoff valves, sediment traps, water pressure, and bonding/grounding as applicable.

On installation day, I protect floors, drain and remove the old unit, upgrade valves and supply lines as needed, set the new heater, and commission it to manufacturer specifications. For tankless systems, I handle venting, condensate management, gas line sizing, and descaling ports for future maintenance.

After startup, I verify flue draft, gas leak integrity, CO readings, thermostatic mixing valve performance if installed, and proper hot-water delivery at fixtures. I haul away the old tank, review the warranty, and provide maintenance tips like annual flushing, anode inspection, and water quality recommendations to extend service life.
